Who we represent

Sellers of multifamily, net-leased (NNN) retail and restaurants, hotels and motels, industrial and flex, neighborhood retail, mixed-use, land and specialty assets such as RV parks and marinas.

Buyers including private investors, family offices, developers, 1031 exchange buyers and owner-users who want someone checking the rent roll, the leases and the financing before they commit.

We are a KW Commercial team, which gives us a national buyer network, while day-to-day work is handled by the same small team from the first call to the closing table. Wherever the deal is, we're there.

How we price a commercial property

Commercial value is driven by income. We rebuild your net operating income (NOI) from the rent roll, leases, operating statements and tax and insurance bills, then apply the cap rates buyers are actually paying for that asset type, location and lease profile today.

Value = NOI ÷ cap rate. A property earning $250,000 in NOI at a 6.5% cap rate points to roughly $3.85 million. Move the cap rate by half a point and the value moves by hundreds of thousands, which is why we show you the comps behind every number. Try it in the calculator below.

We cross-check with comparable sales, replacement cost and, for value-add properties, the pro forma a buyer's lender will underwrite.

FAQ

Investment Sales: common questions

How is a commercial property's value calculated?

Most income properties are valued by dividing net operating income by a market cap rate (Value = NOI ÷ cap rate), then checked against comparable sales. NOI is rent and other income minus operating expenses, before debt service. The cap rate reflects the asset type, location, tenant credit and lease term.

How long does it take to sell a commercial property?

Timelines depend on the deal. Pricing, asset type, the buyer pool, financing and diligence all change the calendar, and clean financials, current leases and a realistic price shorten every step. We map a realistic calendar for your specific situation at the first consultation and keep you updated at every milestone.

Should I sell on-market or off-market?

A marketed process usually produces the most competition and the best price; an off-market or limited process trades some of that for confidentiality and speed. We'll recommend one based on your asset, your tenants and how sensitive the sale is, and we can start quietly and widen later.

Do you represent buyers as well as sellers?

Yes. We represent buyers, including developers, 1031 exchange buyers and owner-users, and we disclose up front if we also represent the seller on a property you're considering. The brokerage relationship is always agreed in writing at the start, as state law requires.

Can you help me find a 1031 exchange replacement property?

Yes. We source and underwrite replacement properties around your exchange deadlines and coordinate with your qualified intermediary. Confirm every tax strategy with your CPA or tax attorney; we don't give tax advice.

What property types do you sell?

Multifamily, net-leased (NNN) retail and restaurants, hospitality, industrial and flex, neighborhood retail, office, mixed-use, land, and specialty assets such as RV parks and marinas.

What does it cost to sell with you?

Your first consultation is free. Once we understand your goals and the deal, we quote our fees in writing before any work begins, so there are no surprises.

Where do you sell properties?

Wherever the deal is, we're there. We represent sellers and buyers nationwide through the KW Commercial network.
