What's in your BOV
  • An indicated value range and a recommended pricing strategy
  • Income approach: rebuilt NOI and the cap rates buyers are paying now
  • Sales comparison: recent comparable sales and active competition
  • Value drivers: lease terms, tenant credit, deferred maintenance, insurance and tax exposure
  • Options: hold, refinance, reposition or sell, with what each could mean for you
BOV vs appraisal: which do you need?

Use a BOV to decide what to do: pricing a sale, weighing a refinance, a partner buyout or a 1031 plan. Use an appraisal when a lender, court or tax authority requires one. Florida law, for example, allows licensed brokers to give an opinion of value provided it isn't presented as an appraisal. Compare them in the table below.

FAQ

Property Valuation (BOV): common questions

What is a broker opinion of value (BOV)?

A BOV is a licensed real estate broker's written estimate of a property's likely sale price in the current market, based on income, comparable sales and market conditions. It's used for pricing, planning and decision-making, and it is not an appraisal.

How fast will I get my BOV?

Within 24–48 hours after we receive your T-12 (trailing 12-month operating statement) and current rent roll.

What's the difference between a BOV and an appraisal?

An appraisal is prepared by a state-licensed or certified appraiser under USPAP standards and is what lenders and courts rely on; it usually costs thousands of dollars. A BOV is prepared by a broker, is faster, and from us is complimentary. It's best for strategic decisions like whether and when to sell.

Is your property valuation really free?

Yes. Our broker opinion of value is complimentary and comes with no obligation to list or hire us.

What do you need from me to value my property?

Your T-12 operating statement and current rent roll. Copies of leases, recent tax and insurance bills and a list of capital improvements help sharpen the number.

How accurate is a BOV?

A BOV is only as good as its data and its assumptions, which is why we show the comps, NOI and cap rates behind every number. The final price is set by the market, but a well-supported BOV gives you a realistic range to plan around.

Can I use a BOV to get a loan?

Usually not as the lender's valuation; commercial lenders require an appraisal. A BOV is still useful before you apply, because it tells you roughly how much leverage the property can support.

Do you value properties outside Florida?

Yes. Wherever the deal is, we're there. We prepare BOVs for commercial properties nationwide.
